— Linda Guigear, branch manager of 1st Securities Mortgage, recently relocated her office to 6012 S. Linden Rd., Unit 11, at the corner of Linden and Hill Rds.
Guigear, who has been in the mortgage business for 15 years and is a licensed loan officer in Michigan, celebrated the relocation with an official ribbon cutting Dec. 7 with the Swartz Creek Area Chamber of Commerce.
Since entering the mortgage business, Guigear has worked for various companies and once again, has her own local office. “I’ve been in this plaza for eight to nine years, but recently down-sized to this office,” she said.
Over time, the Mundy Township resident has witnessed changes in the mortgage industry, especially in the last few years.
“Now, we’re licensed by the state of Michigan due to the tightening of rules,” she said. “Registration comes from the federal government, but licensing is through the state.”
At 1st Securities Mortgage, Guigear specializes in residential purchase and refinance mortgages.
“Rates are at an all-time low. There are a lot of FHA and Rural Development (RD) loans with no down payment or low down payment,” she said. “It’s really a buyer’s market still.”
Individuals looking to buy a house can come to Guigear to become prequalified for a loan, which is key when thinking of purchasing a home. “If you’re thinking of purchasing, get pre-qualified because rates could and will go up,” she said.
“I work with many lenders, who are taking 580 and 620 (credit scores),” she said. “There are options to work with people. I’m seeing more first time mortgages due to the appraised value of houses. People want to get in on the low rates. I can get the lowest, competitive rates with personal service and accountability.”
Along with personalized service, Guigear has the ability to give her customers more opportunities than credit unions or banks through the ability to work with more lenders who can assess each customers’ needs. She also sees herself and her business as a way to help educate customers on the world of mortgages.
“Part of my job is to educate firsttime home buyers,” Guigear said. “If I can’t do the mortgage now, I can help them get there and get a mortgage. Education is important because it makes customers feel more comfortable with buying a home. I spend time with them, and treat all of their questions with respect so they leave here understanding the process better.”
