FLINT TWP. — The Board of Trustees approved the second reading of the rezoning request for two parcels, located of Holiday Drive and Bristol Road, which will pave the way for construction of a new Shrader Tire & Oil service center.
The board voted unanimously, Jan. 22, to approve rezoning of the property from C-2 to an industrial zoning. The first reading of the zoning change was approved by the board Jan. 7.
A spokesman for Shrader Tire and Oil service said the proposed 12,000 square foot facility will be built near the Speedway on Bristol Road and the developers are working with the Genesee County Road Commission to gain access to a semi-truck turnaround at that location, operated by General Motors.
“It will make traffic better for the trucks,” said Brian True, a representative for Shrader. “Access to roundabout would be bonus, but it’s not necessary.”
True said Strader Tire and Service has been looking for a suitable location in Genesee County for some time but hasn’t found anything meeting their needs until this property came along.
“There is a shortage of maintenance facilities like this,” said True. “This will be a modern, four-bay, 12,000 square foot facility with no heavy maintenance.”
The site located off Bristol Road, between Holiday Drive and VanSlyke Road, has been surrounded by industrial use that has developed there since the early 1960s.
Trustee Barb Vert asked if the access to the turnaround is denied, if it will affect the project. True said it would not, adding access would still be made to the site off Holiday Drive.
It is not known when the project will be ready for site plan approval.
